The Perigon is the most awaited brand new luxury project on Miami Beach. The tower offers huge residences with 3 and 4 bedrooms, a lot of space, and a private setting. The great point of this building is the unique possibility of overseeing three bodies of water: the Ocean, the Intracoastal, and Indian Creek.

The Best Floor Plans
The best floor plans at the Perigon tower are the 01, 06, and 02 lines. These units have exposure to east, south, and north and spectacular ocean views. The 01 line provides a great flow and offers one large wrap-around balcony and an additional private sundeck.
The second most wanted is the 06 line. It is the west-facing line, the tower’s second largest residence. We cannot come up with any cons thus far besides the requests for the Miami Beach luxury pre-construction condo on the sand is exceptionally high, and the Perigon does not have that many residences to offer. Looking at the price levels, the developer is aware of this tendency.
What Makes the Waldorf Astoria Stand Out?
The Waldorf Astoria Residences are associated with an excellent hospitality brand and come with white-glove services and state-of-the-art amenities. The floor plans are exceptionally spacious, and the height of this tower is not commonly seen in Miami, making these residences unique. Each cube has a limited (less than 10) number of units per floor plan, making the apartments less generic.
The condo is in a walkable part of Miami Downtown, just minutes away from Brickell’s busy heart, with many restaurants, bars, shops, and cafes. The residences come finished, super large penthouses given the option to design your penthouse with your signature final details.
The Best Floor Plans
The most exciting floor plans at the Waldorf Astoria Residences are the 01 and the 02 or 03 lines. These are corner residences with northeast exposure (01 lines) or southeast exposure (the 02 or the 03 lines, depending on the cube).
The building can be rented for minimally three months, only three times per year. This might attract many investors to the condo, but this tends to lower the living experience and makes a condo more vulnerable to economic change in the implication that investors will offload their units at the first signs of financial struggle.

The A and B lines are the most wanted in the building. The A-line offers northeast exposure, and the B line southeast. Both floor plans offer four bedrooms, 5.5 bathrooms, and around 3.400 SF of interior space with 311 SF of a terrace. This floor plan delivers an open kitchen and living area with an expansive deck unobstructed and ample water views. The bedrooms are detached from the social site with a long corridor. A high price for Brickell Miami at an average of $2,000 per SF. It is a high price for the area, but the product is worth it. St Regis Miami is one of the first condos to react to this gap in the market.
What Makes Five Park Stand out?
This brand new condo, one of the tallest buildings (48 floors) on the Beach, will offer 98 residences, making it a low-density project. What’s different? The condo offers incredible floor plans (especially the before-mentioned lines) that provide a good flow. If you opt-in a high floor 01 or 03 line, you will be able to see both the ocean and the bay views from your unit.
Residences will be delivered fully finished and in size of 1,434 SF to 6,000 SF. All units will have a private elevator, expansive, open floor plans to maximize the Miami sunlight, 10’ wide sliding door openings that enable terrace access from living rooms, and 10-foot ceilings. The Best Floor Plan
Five-floor plans propose views of the ocean, the bay, the city, the Park, or a hybrid. The top category floor plans are the 01 and the 03 lines. Accordingly to the developer, the 03 lines will be the most wanted.
The 01 line is an extensive 3,186 SF unit with a 1,083 SF balcony providing 180-degree views (East, South, and West), including the bay, the city, the port of Miami, and the ocean views. The ocean can be caught from the living room as well as from two of the bedrooms (not the master bedroom).
The 03 line offers 180-degree views on the other side of the tower (North, East, and West), covering the bay, the city, the Canopy park, and the ocean. The more extensive 02 line offers just bay views, while the smaller 04 and 05 lines offer just ocean views. This line offers 2,615 SF with 1,000 SF of the terrace.
It is not actually on the beach line, and its prices are one of the highest on this list. Of course, it still offers impressive water views and private beach club access. Not crucial to everyone, but worth mentioning.
What Makes the Bentley Residences Stand Out?
Dezer Development is scheduled to start the construction of the Bentley Residences in cooperation with Bentley Motors in 2023. It will be a 60-story condo with 216 residences completed in 2026. Residents will enjoy luxurious amenities such as a restaurant, cinema theater, whiskey bar, gym, pool, luxury spa, cigar lounge, cabanas, and unique gardens.
The project has many similar features to the Porsche Design Tower. Similarities contain the association to a luxury car brand, the development team (Dezer), the architect team (Sieger Suarez), the tower’s cylindrical shape, in-unit multi-car garage, the patented technology car elevator, the Sunny Isles Beach location, the private pool on the terraces and the intimate on-site restaurant.
Looking at Bentley, we can notice 11ft ceiling heights (slab to slab), which create a good size, a better flow, and more light.
The tower also offers large 1,500 SF terraces that provide a great setup with functional living space and comes with a pool. The developer added air-conditioning on the terraces with a large glass wall, which allowed to keep the fresh air on the patio. Residences will have fans and lights on the ceiling, something not often seen in Miami condos.
The Best Floor Plan
The 01 and 02 lines are large ocean-facing residences of 3,014 SF with a private garage and a terrace of 1,100-1,800 SF.
The Bentley condo will offer 216 residences with four units per floor.
There is a considerable improvement compared to the previous project Porche Design. Furthermore, the car elevator and columns are no longer in the middle of the building. Overall they made significant improvements to the floor plans and construction, which makes it a very competitive project.
