The Bentley Residences Sunny Isles Beach is set to be a 60-story and claimed as the tallest oceanfront condo in North America. Dezer company is the developer on the project with the architectural firm Sieger Suarez Architects. Bentley's design team worked on the interiors. The Tower is scheduled to be completed in 2026.

The Bentley Residences has just four different floor plans (all named after their cars: Arnage, Azure, Bentaga, Bacalar), which all provide three bedrooms and 3.5 bathrooms and between 2,839 SF and 3,014 SF. As the rises, the unit sizes stay the same, but the size of the terraces expands considerably. Outdoor terraces are provided with lighting, fans, and exterior AC. The external area can be as useful as the interior, PLUS they all have sunken pools. Bentley Residences delivers expansive views, Floor-to-ceiling windows with ocean and bay views, seamless indoor-outdoor living floor plans, an in-unit multi-car garage with a car elevator directly to each residence, and much more. It is important to notice that the garages are private, attached to the units, and extensive as 1,552 SF. Sunny Isles is a focal point for Beachfront Condo buyers. Bentley Residences is located in the North part of Sunny Isles. This makes it comfortable to get to Aventura, and it's convenient to get to airports. Also, Bal Harbour is about 15 mins away, and South Beach is 30 mins away.

Competition in Sunny Isles is quite fierce. It is almost a toss-up between the Estates at Acqualina, the new development St Regis Sunny Isles Beach, and the Bentley Residences. The top existing Condos in Sunny Isles Beach are Estates at AqualinaTurnberry Ocean Club, and the Ritz Carlton Residences.

The Perigon Tower will build on a private part of Miami Beach at 5333 Collins Ave, Miami Beach. Over the years, we have had more buyers who want to get closer to a none touristy experience. Although not as busy as South Beach, the charm of Perigon is that it is still close to the action but in a quiet residential area. The Perigon is not the first new luxury tower in Mid Beach; within three blocks is the 57 Ocean.

And, of course, exceptions with penthouses and combinations of floor plans. Residences have 10Ft ceilings, 10-12 ft sundecks, private elevators, and extensive living and dining. Also, the entertaining area is accented with linear cove lighting and custom Italian kitchens designed by Tara Bernerd. 

The Perigon is the most expensive new construction condo in Miami Beach, with residences eclipsing over $4,000 per SqFt. Nowadays, only a few condos can achieve such high numbers. The direct competitors to Perigon at a current level would be 87 ParkArteFaena, and The Four Seasons Surfside. Of course, the most significant four-bedroom+ prime units within these buildings are challenging to find and represent the top of condo living in Miami.

St Regis Mami is located at 1809 Brickell Ave and is designed by world-renowned architecture firm Robert A.M Stern Architects. The tower is located on the quieter, tree-lined south part of Brickell. The south side of Brickell is gorgeous and more convenient than the other parts of Brickell. Its location is easy walking distance of all the best shops and restaurants. Private elevators and double door entry into spacious units with 11 ft ceilings are designed to make the experience one of luxury.

Looking at St Regis in Bal Harbour, you can understand what the St Regis brand is about and appreciate its reputation in the luxury market. 

Amenities cover 40000 sqft with luxury features such as a pool, gym, and spa. What sets this condo apart is the poolside bar and cafe, Bayfront garden with seating areas, St. Regis butler service and in-room dining, housekeeping services, St. Regis global membership privileges, and a quite exceptional 31st-floor Sky Lounge.

Brickell is Miami's urban center and the second largest financial district in the US. The wider urban core has luxury products, but you must go to Downtown Miami to find luxury competition, like the new Aston Martin condo and Waldorf Adorf Astoria, a new construction tower. South Beach Residences are highly searched for, highly desired, and often the most-searched-for Condos in Miami. Five Park was designed by Arquitectonica and developed by Terra Group with interiors by the famous  Gabellini Sheppard. Terra Group importantly has a track record of excellence and is the developer behind Eighty-Seven Park and Park Grove. The Condos are considered among the best two in Miami. 

The residences have 10 ft ceilings and open floor plans with custom-designed kitchens by Gabellini Sheppard with Gaggenau appliances.

Aside from the large residences, fantastic pool, full gym, and 24hrs concierge. A co-working area, children's learning lab, comfortable guest suites, and housekeeping. Not to mention an adjacent park with a playground and outdoor gym and a private Beach Club located South of Fifth.

If you are interested in new construction condos on the beach, you may consider The Perigon or  Sunny Isles Beach pre-construction condos as an option. Condos such as ApogeeContinuum, or Faena also could be considered. Coming around $2,000 per SF, Five Park's competitor is likely condos like Monad Terrace. Additionally, 300 Collins or One Ocean are valuable in comparison.

The Vita project is scheduled  for completion in 2025. With only seven floors resemble a home on the water. A luxury boutique condo with only 65 residences. The Coconut Grove combines 85% homes and 15% condos. The green trees – Banyans, Oaks, Poincianas, and Palm- are everywhere around Grove Isle. With several huge parks, outdoor life is a staple part of any Grovite's existence.

There are two types of products in the condo. The first is three and 4-bedroom units with 10 ft ceilings located on the second to the fifth floor. Vita at Grove Isle is priced around $2,000 per SF, but penthouses will go in price higher. If you compare Vita to other luxury boutique condos, you see it is very well priced and offers excellent value.
